Probably to persuade Ashley to pull the plug on the current deal and go with them instead. If your house was on the market for 300k and someone was buying it at that price but there were a few hiccups, you might be tempted to pull out and go with a new buyer if they were offering 350k despite being a long way through the process with the original buyer.
