    and you have a problem with Estate agents for getting you £10,000 more than you thought you would get?

    Sounds about right, when you take into account all the costs involved, what would you expect to pay?. I am in the process of selling my house, I have no problem in paying my estate agent circa £4,000, i think they have earned it.

    Would not mind being a letting agent in this market, with less people able to buy the rental market has improved. Letting agents on the whole don't work on huge margins so £60 admin fee is about right. If you take into account all the cost's they incur. I think letting agents/Estate agents get a bad press from most people, it easy to complain about them, but you get what you deserve.

    Well if you include business rates, rent for the office staff costs, quite a I would imagine.

    Phillips always takes 2 steps, keeps the backrow honest and he does make enough breaks, but your not going to get qucik ball from him. Feel really sorry for Warby no intent would have been meant, he is a top lad, hard to meet a nicer more dedicated player. It was nice to see a wanderer make an impact on the world cup, if Brynmor jnr would have got on and scored it would have been a wanderers double.

    I think the key is the breakdown, Ireland have not came up against a top class 7 so far, Pocock was injured for the Aussies and The Italian 7 has just came back from an injury. O' Brien whilst being a top class player is not a 7 where as Warbution is fast to the break down, turns ball over and also slows it down. It is going to be close, I think Ireland might just edge it as they have a little bit more experience, but Wales have more natural footballers over the whole team than Ireland.

    Well he has been banned for not turning up to the hearing. I would question why Nigal Owens was allowed to ref a match which had a direct impact on Wales going through.

    Or they spent the whole summer unsettling a spurs player and derailing spurs season. The stance spurs have taken could backfire, will players sign a long contract which stops them leaving to a bigger club and making spurs quite a bit of money. Shorter contracts would mean less money for spurs in the long term.

    Glaston if spurs had won quite a few titles before 1950 would you say they were meaningless? I have seen some of your post when you compare the achievements of both spurs and villa and you seem to be very selective in how you dismiss what villa have won but do not seem to put the same level of scrutiny to what spurs have won.

    Glaston, do you not think it was improper for Harry to sell his house to a player who he has just signed on a free transfer on a huge wage at what a property agent called a very healthy profit. It is far from being an arms length transaction and opens Harry up to questions.

    I think it will be Ireland or France to win it but no grand slam, but you never know. I have tickets for the England v Wales game, I was meant to be playing Neath at the Gnoll on that day but I think I will be still injured so may go to Twickers instead!.

    If he was as good as you think he is, he would be a big club. Not at a club who think being a big club is finishing 5 th and wining a poxy league cup

    So because Villa have a much better defence than Spurs, it means we only play for draws? You get the same amount of points for winning 1 - 0 as winning 3 - 2, you are only a point ahead of us.

    I know it is double standards but I would be gutted, mainly because I dated my wife for ages before we slept together.

    I am married now so hopefully the number will not increase, but why would I want it to be less. I really enjoyed my single days, I really do not think it is such a high number. If your single for a few years and go out every week it soon adds up. I moved to Cardiff which is a rugby mad city, I play rugby, look like I play rugby and girls in wales love rugby players. I think if I was still single and wanting to settle down it would be a little sad but I am not I am happy and in love with my wife.

    50+ for me not sure how many tbh, I was single in Cardiff for 3 years go out after rugby training and games with my mates easy to rack up the numbers.
