If you have to purchase say 500 houses, you may be able to build and sell 1,000 apartments in their place, so the land acquisition and site clearance actually pays for itself.

I’d expect us to partner with someone like Ballymore for example and potentially to appease the council / local government develop a mix of affordable and build to rent units as well as private ownership. With Aston Hall grounds nearby it would be served with vast amount of green space, Tesco’s already in the area. Two upgraded mainline train stations to service the area to and from the centre. It would be transformative. Shame it’s just a message board pipe dream and far from reality.

Just noticed there’s a school as well in the area. Would involve having to move children to other schools or moving an entire school to a new building…

TBF it’s a very nice looking school also. We are just talking of a pie in the sky fantasy right ow based on board appointments. It may just be a case of spreading workload amongst trusted lieutenants and nothing bigger than that. One can but dream of new stadia and entertainment districts but nothing points to that.

How long would a period of consultation or notice take for that kind of thing? Assuming we’d need to help every single resident find new housing within timeframes? I have no idea how this kind of thing works… as you can probably tell.

Nor do I but been reading this …

That looks like an awful lot of houses in that area. Buying all of them is going to be out of the question. Not everyone will want to move, etc etc. whilst that space would be ideal, it surely has to be impossible to acquire?

The whole area would need to put under a Compulsory Purchase Order so they have no choice. We would need to prove that by doing so it would be of socio economic benefit to the local and wider area. Right now it’s shit housing stock with a football ground as its neighbour. Any development would need to include at its heart community beneficial amenities and services. The whole area from Aston hall to the academy building would be opened up into a thriving new district given locals more opportunities, jobs, entertainment etc.

This would be great but what happens to all the current residents ? Politically feels like a non starter.

They get compensated above market value and I wonder how many are owned and how many are rented. Maybe they could be offered the chance to purchase off plan a new apartment or town house. It’s about what is best for the greater area and wider good and a new district would bring the whole area up in value.

Quite probably - but that's exactly the site I'd like us to buy for the football club - it'd give us space to develop open, up the roads a little more and if we were to build a new Villa Park between where we are now and the railway, open up an incredible space, sweeping across from the park to an open public space where the stadium currently sits that takes you from Aston Hall to the frontage of the new stadium. I think the site you've circled would be as good as any in terms of the best place to put a football stadium in Birmingham.

It would open up the area below the expressway from the Aston Inn to the Aston Tavern with a route from Aston Station to a new fantasy ground.

Spurs are the obvious example, given they are to build residential towers, a hotel and extreme sports hub, college and offices in an area smaller than the hypothetical area I highlighted. Add in an imax and the small concert venue it would turn a run down suburban area into a thriving rejuvenated part of Birmingham which Brummies would want to visit outside of Villa games.

I do. I think the benefit to the wider area point (which I think you raised earlier) is important - but I think the wider area would have to take into account the benefit for the city as a whole as much as it would for Aston.

The amount of apartments, hotel beds, offices, retail, recreational and community facilities which could be built within the highlighted area would be a massive catalyst for regeneration and could also get government levelling up funding towards the wider area. It would add value to the remaining houses.

Buy the land from Witton Lane to the river - build a new stadium on it and use Villa Park while you do - there's room for both - then use the space where Villa Park is now to build the facilities that make it a benefit to the community and a place where you want to be on matchdays whilst opening up the links through to the park and Aston Hall.

You mean CPO the land which some find unfavourable for some reason.

Zero public transport links to that site. The nearest stations are over an hour and a half's walk away.

    It really couldn't work

Reducing the amount of vehicular traffic is paramount to any move. Just posted it to show that’s the only site currently listed openly by the council which would be big enough.

  10. Often see posts relating to land sales from the broke ass council. You can search all the properties for sale / let currently from the council and they’ve currently 42 listed with only one being a suitable size is , Peddimore Lane, Sutton Coldfield, Birmingham, B76 9AA. Worth noting not that far from the belfry & Bodymoor Heath and motorways but not near a train station.

Not sure what other property they own which would be suitable size and location.

    Premier League. Next!

And ? He’s part of history now being part of a potentially invincible team, he’s only 22 and can easily see him staying there for another season and then he’ll have his pick no doubt of the top tier elite teams. He also isn’t what we need right now IMO based on other more pressing positions.

I can see us going for Sergi Roberto whose contract is a most up bit think they’ve got a year option. Versatile, vastly experienced, cheap and we have Kosta, Konsa, Cash & KHH so why spend £40mill on another one ?

  12. CPO’s should only ever be used for the greater good and to serve more people than they harm and though unfortunate for those involved they will be compensated accordingly. I’ve no issue with that. But only to facilitate a ground move if the area surrounding the stadium benefits locals just as much as fans. I don’t think it’s necessarily appropriate though to use them just to expand the Witton without.

I guess the nearest sites that would be big enough have access to motorways and the road network would be sort of Coleshill way or maybe somewhere around Bassetts Pole?

    Doesn’t Hs2 go through Coleshill ?

I think moving will be very difficult - land in the city for a project this size isn't easy to come by and we'll struggle to get a site any nearer to the city centre. I'd hate to see out toward Bodymoor and we can't really move to Wast Hills or Sandwell so our options would be really limited - I don't see a better option than buying up some big chunks of the land around the ground and rebuilding where we are. It might be just as effective to change Aston as move to somewhere else.

There looks to be plenty of land around the BBC development which is ripe as they aren’t taking over all of it.

Back to VP if they were to stay they’d have to CPO the area to build anything worthwhile around the stadium and expand the Witton. If we do stay I can see them buying up Majestics and the Holte Hotel and turning them into soft hospitality areas bars / restaurants.

  16. I think given the way we do things out of the limelight if they were working on something they’d be NDA’s galore in place to restrict any leaks. I’d also expect if they were thinking of building a new stadium then someone like Manica, BIG, or Populous would be used and we would see definitive designs of the finished proposal and not some speculative pie in the sky, “I don’t know if we’re going to go with the spaceship look, but I think it gives you a strong idea of what our intent is.”  BS rendering ala SHA.

Could the reason we paused the development that we were waiting for these developments? And they'll kick off again soon now that it's done?

Seems the most plausible explanation based on the vacuum of info since.

  18. Interesting timing of the new appointment from someone from Orascom whose background is in large infrastructure projects. Why wait for the Atairos deal ratification as he could’ve been appointed any time over the past 5 years unless they are now looking to lean on his knowledge & expertise. Doesn’t prove a move away is anymore likely but it does raise the question why now IMO.

Two more wins and a draw should be enough for 4th. Spurs will get 8 to 10 points I think

We have to keep focus. I'm worried our next two games are at home where we aren't very good anymore.

Bournemouth Chelsea Brighton and Palace. There are two wins there for us I hope

Wow and there I was trying to defend you earlier … Have you seen spurs fixtures compared to ours - they play two London derbies in Arsenal then Chelsea followed with Liverpool and next then is Burnley, Citeh & finally  sheff utd. We have Bournemouth, Chelsea, Brighton then plop and finally palace.

Which of the two would you rather have ? We’ve just beaten Arsenal for the second time this season and you hope we’ll get two more wins this season … ok

Ollie's now scored 59 PL goals in 141 games. Just 14 behind Gobby.

A chunk of those games were under the fraud that is Gerrard so probs would’ve beaten it already if it wasn’t for those dark days

It's for sale at a stupidly cheap price.

Lets move from a place with 2 mainline stations to one with none.

It’s a 15 min walk or shuttle bus 4mins traffic dependent … but get the point
