Would not mind being a letting agent in this market, with less people able to buy the rental market has improved. Letting agents on the whole don't work on huge margins so £60 admin fee is about right. If you take into account all the cost's they incur.

O' Brien whilst being a top class player is not a 7 where as Warbution is fast to the break down, turns ball over and also slows it down. I have seen some of your post when you compare the achievements of both spurs and villa and you seem to be very selective in how you dismiss what villa have won but do not seem to put the same level of scrutiny to what spurs have won.

The vast majority of these occurred prior to WWI, with the bulk occurring in the Victorian era when the league was tiny. So the answer to your question is probably "not many".

I am married now so hopefully the number will not increase, but why would I want it to be less. I really enjoyed my single days, I really do not think it is such a high number. If your single for a few years and go out every week it soon adds up. I moved to Cardiff which is a rugby mad city, I play rugby, look like I play rugby and girls in wales love rugby players.

I think if I was still single and wanting to settle down it would be a little sad but I am not I am happy and in love with my wife.

50+ for me not sure how many tbh, I was single in Cardiff for 3 years go out after rugby training and games with my mates easy to rack up the numbers.
