I think it really depends on what your time horizon is. Of course it's unknown in the modern economy, but with what you know now and the current interest rate market, it is a good time to buy, even if you are paying the hot market rate. If your dream house points to a certain amount of "gentrifying", perhaps it will be possible to feed the extra tax take into schools in a few years with the right number of like minded neighbors... and kids are adaptable.
We had a similar decision house-wise (less so with schools) and we made our decision with a long time horizon in mind, even though we are both only stable for maybe ~3-5yrs and who really knows come the post covid world.
Now it's a mute point because it went under contract this morning Too slow!
The market here is nuts - but those interest rates make me salivate - 2.75% 30 years fixed! It's basically free money.
We got 2.99% on a USED car 2 months ago from the credit union. Madness.

Lol. They are alright actually. My wife loves seeing them because they are all in California and see each regularly (pre-Covid) and she's been stuck on the East Coast for years until this past March.

We moved to Denver in August.
The area we rented in we really like. It's not too boujee and everyone we've met (neighbors, folks at the park with the nipper) have been fine.
Thing is, its public schools are pretty crap. We've been looking in the 'right' areas for school districts and they are nice, but anything that's affordable gets snapped up within hours - literally a house went in 6 hours the other day. I used to live in Florida and was burnt in a 'hot' real estate market but Denver seems to have real growth in many sectors and the real estate market looks like it's going to just keep rising (famous last words.)
We saw a house earlier this week that my wife and I fell in love with. It's got everthing we want and will be big enough if we have another kid. It's in the area with not great schools but it's entirely possible that she begins working (once this pandemic is done) so we may be able to pay for a reasonable school.
So any advice? The house was just renovated, is close to work and things we like. Has enough room for her family to come and stay and just felt great when we walked in. Should we do the 'practica'l thing and move into something we don't really love for the right public school or should we go for the renovated house that admittedly is one of the most expensive on the block / in the area.

For me, I think it stems back to packing Artics at the end of the gig. A good pack always took a bit of logic. Many a time the truck driver had his ideas completely changed by us. Yeah but.... Oh shit that works well!

It blows my mind how can anyone load a dishwasher haphazardly. It's made for order and neatness.

Bicks, this isn't after a big meal or anything. The dishwasher is empty - Mrs. A puts a plate in at a 45 degree angle. Someone just explain the logic to me?!?!????

Look at Traore. He's played less than 200 minutes of football for Villa. Is settling back into the UK ( not London a different part of the country) and a new club.
Fans on here have already written him off. It's unreal. Petrov, Milner (the era many look back on with nostalgia) both took a whole season before we saw the best of them.
Anyway off topic..... But I like what I've seen of Traore and he obviously needs games. Yes he's made mistakes but he's another player just like AEG. Needs confidence and things going their way and then they can become a very useful weapons. (the good type.)

I went here once on a road trip. It was about 4pm and we'd just driven into Utah from Arizona and aware that Utak can be a little alcohol unfriendly we decided to stop at a motel but it had to fulfil the requirement of haqving a bar or on our way we'd be going. Stopped at a motel, asked the bloke in reception if there was a bar in the town. No Sir, this is a dry county, you'll have to cross the county line if you want to buy alcohol. On we went... 500 yards.... Wait, thats a bar... drive into the car park, yep obligatory Budweiser sign in the window and perfectly a Motel opposite.
We went to that bar that night, walked in and yep, the only thing we heard was the click of the pool balls and.... silence. We were being stared at by the entire bar. Walked up to the bar, ordered beers and were treated with some suspicion. Then the bar tender announced to the whole bar, that it was OK, we were Australian. I think we met everyone in the bar that night, we were even introiduced to everyone as they came in. They did learn we were English eventually and we left with a... Shit you guys sure can drink!
We beat quite a few of them at pool too
What year were you there just out of interest?
Also, 4 corners is about the most boring place in the entire US. It's in the middle of nowhere and there is nothing there. (It was in an episode of Breaking Bad though. )
If anyone is ever in the area there a million and one other places worth driving to other than Four Corners,
